Pre-acquisition advisory
Before you commit capital
1. Site Feasibility ($5–15k flat, 1 week)
The most common entry point with Alliance. A 26-point independent feasibility report covering planning, physical, demand, financial, operator and risk. Delivered as a written report with a 30-minute review call.
Use it to decide whether to proceed on a site, whether to renegotiate, or whether to walk. We've written ours to be the document you can put in front of a bank, a JV partner or a board.
Includes site walk, planning portal review, comparable analysis, indicative cost model, indicative DA pathway and risk register.
Best for: Investors, owner-builders, developers sizing up a new site.
2. Buyer's Agency (1.5–2.5% of acquisition value, capped)
Site acquisition support for investors and family offices building a portfolio. We source, shortlist, due-diligence and negotiate on your behalf. We're aligned with you — never with the vendor.
Particularly useful for investors building in specialist asset classes (childcare, healthcare, NDIS) where the off-market deal flow doesn't surface to mainstream agents
Best for: Investors and family offices deploying capital into direct development
Approval & planning
3. DA & CC Management (fixed-fee per project, typically $25–80k)
End-to-end management of your development application and construction certificate process. We brief and coordinate the planner, traffic consultant, acoustic consultant, BCA consultant — everyone the DA needs. We manage council touchpoints. We respond to RFIs.
You get one point of accountability and one timeline, not five separate consultants giving conflicting advice
Best for: Developers, owner-builders and specialist asset operators who don't want to herd consultants themselves
4. Consultant Management (typically bundled with PM Consultancy or DA Management)
Whether or not we manage the DA, we can be the single point of coordination for your professional team — architects, planners, engineers, surveyors, certifiers. We hold the schedule, run the meetings, chase the deliverables, escalate when something slips.
Best for: Anyone who has a team of consultants and doesn't want to be the project manager themselves
Delivery
5. Project Management Consultancy (3–7% of build value, by project)
Independent client-side PM from DA through construction to handover. We don't build, design or sell — we represent your interests across every other party at the table.
This is the service most developers and family-office investors engage us for.
Best for: Anyone running a project who needs an independent advocate inside the room
6. Construction Management Consultancy (project-specific scope)
Builder selection, contract administration, claim review, defect management and handover. Often bundled with PM Consultancy; can be engaged standalone where you have a PM but need specialist construction-side support.
Best for: Owners running their own development who need to keep the builder honest
Specialist & capital
7. Specialist Asset Approval Consulting (project-specific scope)
Operator-side approvals for childcare, healthcare, NDIS, hospitality and other regulated asset classes. We've personally operated in childcare, which makes this our most credentialed vertical; for other classes, we apply the same discipline through specialist partners.
8. Finance Structuring (in partnership with brokers; success fee structure)
Senior debt, mezzanine, JV equity, family-office syndication — we structure the capital stack in partnership with established finance brokers and lawyers. We don't take broker commission; our fee is independent.
Best for: Projects where the capital stack is non-trivial or where you want independent eyes on a deal a broker has put together.
9. Turnkey Wrapper (all of the above, one engagement)
The full Alliance engagement: site identification through approval, delivery and handover. One contract, one accountable team, one set of decisions. Reserved for clients deploying capital into multiple projects or building their first major asset.
Best for: New-to-market operators and investors who want one accountable partner rather than ten transactional vendors.
